Terms and Conditions

  1. Booking and Payment Conditions
    • To confirm the booking, we require a 50% advance payment at the time of reservation and the remaining 50% balance to be paid 7 days before arrival.
    • The reservation is only confirmed after the deposit payment and consequent confirmation e-mail sent by Goa Holiday Rentals.
    • You agree to pay the accommodation fees as set out in the booking process, discharge the cost of any damage to the accommodation or contents and to pay any fees in relation to overstaying unless confirmed by Goa Holiday Rentals in writing. So, you hereby authorise Goa Holiday Rentals to charge you such sums.
    • The accommodation fees set out in the booking confirmation are for property rental only. No additional services booked through Goa Holiday Rentals website are included.

  2. Booking Changes and Cancellation Policy
    • If you would like to make a change to your booking, please contact our customer service e-mail. Depending on the change, we can either modify the existing booking for you, or cancel and rebook it in a similar property of your choice.
    • The initial 50% advance payment at the time of booking is non-refundable, and the remaining 50% balance is refundable up to 7 days before arrival. No refunds for cancellations made within 7 days of check-in.

  3. Arrival and Check-In
    • Goa Holiday Rentals will be responsible to send you an e-mail with all the information you need for your arrival such as the property address, contact numbers and Indian Visa.
    • Unless nothing else has been agreed or is stated on the booking confirmation receipt, the check-in must take place between 14:00 and 22:00. Check-ins after 22:00 is subject to host availability.
    • All the guests must provide the estimated time of arrival, at least, one week before the check-in, as well as the flight number (whenever applied), to confirm the meeting time and place on arrival.
    • We can accommodate an early check-in based upon availability. However, we cannot guarantee the property will be completely cleaned in time for an early check-in.

  4. Check-Out and Departure
    • Check-out must take place on the last day of the rental period before 11:00 and you must leave the property at this time. A later check-out between 11:00 and 22:00 is possible if the property is available, but it’s subject to an additional payment by Goa Holiday Rentals depending on the property.
    • Unless you have agreed on a late check-out with Goa Holiday Rentals or a further period of rental then you will be responsible for a full day’s accommodation fee for any overstaying.
    • You must return all sets of keys on departure and leave the property in good conditions.

  5. Number of Guest’s
    • At the time of reservation, the customer must indicate the exact number of guests. No more than the number of guests specified in the booking may stay at the accommodation.
    • The number of people who may stay in the property should not exceed the amount indicated on the property’s page, except in the case of children under the age of three.
    • Increasing the number of guests is only allowed when the property has such capacity. The change should take place only after payment of the difference in the amount of reservation fee.

  6. Cleaning and Maintenance
    • The property will be always cleaned before guests’ arrival at the regular check-in time. The properties will be cleaned daily or every second day, except Sunday’s. Bed linen and towels are changes upon request. Unless stated otherwise, these cleanings will not be subject to any fee.
    • Customers should leave the property clean and in the same condition as they found it, otherwise Goa Holiday Rentals deserves the right to charge additional cleaning fees.
    • If something breaks or does not work properly during your stay, just get in touch with the property manager so that it can be quickly fix or clean.

  7. Behaviour and Safety
    • At check in one guest must be responsible for the proper use of the property and its equipment and should ensure that the remaining guests obey with the rules of good conduct. All rules imposed by the property owner must be met by the guests. These rules may change from time to time.
    • The silent period in Goa is between 22:00 and 08:00, and night rest period must be respected. The properties are in residential areas and you should be aware that social events and other activities that might disturb the neighbours are prohibited. In the event of default, the authorities may be alerted, and you will be subject to fines imposed by them.
    • Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental without receiving any refunds.
    • Unless otherwise stated in the property’s page, it is strictly forbidden to smoke in the house or apartments. Smoking is permitted on balconies and terraces as long as the doors and windows are closed.
    • Illicit activity, Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly, this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.
    • If you become aware of anything during your stay which you believe is a health and safety risk, you must inform Goa Holiday Rentals immediately.
    • When leaving the property, customers should ensure to leave gas appliances turned off, windows closed, the air-conditioning / lights off and doors locked.

  8. Property Damage
    • You must notify Goa Holiday Rentals of any damage to the accommodation, which occurs during your stay, even if you regard the damage minor or not your fault. If you do not notify Goa Holiday Rentals of any damage you will be liable for such damage on a full replacement basis. You will be charged deductions for property damage.

  9. Liabilities
    • Goa Holiday Rentals provides an online booking service that helps you book short-term rental properties. We act as an intermediary and our service is legally limited to displaying properties and managing the booking until confirmation is sent by e-mail. We also assist in managing the properties with the owners. Complaints can be made via Goa Holiday Rentals and they will be communicated to the owner.
    • Neither Goa Holiday Rentals or property owners shall be responsible for any damage caused, directly or indirectly, that may occur during the guests’ stay such as (but not limited to): injury to person or possessions, theft or criminal behaviour, losses due to fire or misconduct, etc. The same applies in respect of any deficiencies in the supply of gas, electricity, water, telephone or internet.
    • Since Goa Holiday Rentals is based in Goa, India, these conditions are subject to the state and Indian law. Courts in Goa, India shall have sole jurisdiction in the event of legal action concerning booking with Goa Holiday Rentals.
    • By accepting these terms and conditions you are also accepting the specific conditions of the property you are booking.

  10. Website Policy
    • All the information related with the properties we display are based on information supplied by the property owner. While Goa Holiday Rentalsdoes its best to verify and update the information as seen on the website, we cannot be held responsible for errors, changes or omissions that may occur. Goa Holiday Rentals reserves the right to update information published on the site at any time including (but not limited to) rates, descriptions and photographs.
    • Goa Holiday Rentals reserves the right to update its terms and conditions at any time as required. It is the responsibility of parties using the Goa Holiday Rentalsservice to review these terms and conditions in case of change before making a booking. By agreeing to this, it is understood that all parties accept any changes and that all parties comply with these changes. These terms and conditions do not affect your consumer statutory rights.
